Charming Mediterranean Villa in Mojácar, 4 Bedrooms, in the Las Marinas Area of Mojácar.
Let me introduce this property with 327m² of usable space and 363m² of built space, situated on a plot of 1,864m². This villa has an entrance hall with a lot of potential. As you pass through the hall, a hallway with a beautiful window to the garden gives a view of the distant sea, separating the common areas from the two main bedrooms and the rest of the rooms. The guest toilet is on the right, and it’s here that we enter the living and dining area.
The ceilings in the photographs feature original wooden beams in excellent condition. The living room is divided into three areas, which could easily be combined into one large space if desired. From the sitting area, you can access the pleasant covered porch, the garden, etc. Also, in this part of the house is a large bedroom now converted into a 35m² art studio. This space could easily be converted into two bedrooms, and one could even have its own bathroom by utilizing the connections of the guest toilet, which wouldn’t be difficult.
Next, we move into the kitchen, which is nearly 22m² and divided into two areas. The kitchen retains the character of an authentic Mediterranean villa. From the kitchen, there is a service door leading to a porch and an open laundry area, but it’s closed off from view. From here, a small path leads to the garage and a 6m² storage room. So, in the case of bringing in large purchases or hosting guests, you can access the house from the garage.
Back in the hallway, if we go to the left, we leave behind the beautiful view from the window and walk down a corridor that leads to a full bathroom, again with a Mediterranean and Southern Andalusian style. Then, there’s a bedroom with a large built-in wardrobe with traditional Mallorcan doors, in excellent condition, and a window to the garden, from which you can see the pool.
Continuing along, we come to what we consider the master bedroom. This room has a large en-suite bathroom, a window, and a built-in wardrobe with sliding Mallorcan wooden doors. Additionally, it has access to a porch, the pool, and the garden.
It’s worth mentioning that part of the house was originally planned to be used as an annex. Later, a small one-bedroom apartment was created, with a full bathroom, kitchen, and living room. It can be accessed from the pool area, but if desired, access could be restored through the living room, as there was an arched entry/exit that was closed off.
The living and dining room is oriented toward the sea, and natural light pours into the home throughout most of the day. The spaces are spacious, but the villa was designed to maintain a moderate temperature year-round. The floors are made of clay, and the walls are thick, so the house remains comfortable without being too hot or too cold, even during the rare winter days in Mojácar. The home also has a fireplace, and the distribution helps maintain a pleasant atmosphere year-round.
The 28m² pool, part of which is surrounded by balustrades offering views of the sea and mountains while you swim, provides an exceptional experience. There is a covered area where you can place sunbeds, a table, and chairs—plenty of possibilities. At night, you can hear the distant sound of the sea from the pool, and the sunset is spectacular. The skies in Mojácar are breathtaking, and this area has very little light pollution, with clean air to breathe.
The plot also contains several Carob trees, a drought-resistant Mediterranean species that helps preserve the ecosystem. Carob trees enrich and stabilize the soil, preventing erosion. In addition to the environmental benefits, carob is healthy for the human body (it acts as an antioxidant and controls the production of free radicals), and it’s gluten-free and contains no theobromine, making it suitable for vegans, people with celiac disease, and those with other food intolerances.
The plot is fenced and has access to two streets. It measures 1,864m², and the house is located at the top of the plot. So, if the new owner wishes, it could be subdivided, and another house could be built, as it is located on urban land.
“When thinking about the price of the property, consider all the things I’ve shared with you and the possibilities it offers. Also, keep in mind that searching for a home is hard work, whether it’s your seventh house or your first. I’m here to help you make the decision.”
